The following Trade Specifications must be read in conjunction with all other Contract documentation including; Tender Letter, General Terms, Conditions of Contract for Works, Labour Only and Purchase Orders, General Construction Notes (England & Wales), Suppliers and Sub Contract Works - Customer Charter and the Company's Occupational Safety, Health & Environmental Management System.

Our aim is to enable our sub-contractors and suppliers to access key Commercial information such as Terms & Conditions, Trade Specification, etc. online as soon as they are updated and revised. We hope that this will ensure that our supply chain is always fully informed as quickly as possible.

Whilst available online, this information is also available from the Commercial Departments at our Divisional offices and will form part of any contract we place (as set out in the Order).

Please be aware that bogus web sites seeking fees for the chance of working with major contractors exist.

Plot Groundworks

Revision Y 01.08.2022

General section item e) added – the contractor is required to carry out quality checks of their works in advance of works being checked by BDW. Contractor to inform BDW of the individual responsible for carrying out quality checks.

Section g) Group Supplier added – Secura Grand Segmental Retaining Wall System: Tobermore.

Section 1.21 item added – material storage areas for the contractor to be constructed at their own expense and the subsequent removal of all material used to construct the storage area at the end of the site. Position of material storage areas to be agreed by BDW prior to starting on site.

Section 3.3 item added – all substructure mortar joints should be flush face finish.

Section 4.18 item added – all rainwater outlets must be installed in accordance with the drawings.

Section 8.5 item added – Where the site and plots are specified to have the requirement for Air Source Heat Pumps (to be installed by others), the contractor is to allow for a hardstanding area constructed in accordance with Group Technical Standard Details to site the Air Source Heat Pump.

Section 9.6 item updated – it is a requirement that frequent inspections of works are to be carried out by the appointed engineer.

Section 10.4 item updated – 750mm below finished ground level.

Section 11.16 item added – the Contractor is to provide 25mm PUR insulation at all door entries the full depth of the ground slab and provide solid slab 100mm insulation to below slab at door entries within the cavity.

Section 11.17 item added – all cavities below dpc should be fitted with wall ties positioned at a maximum of 900mm horizontally and 600mm in height.

Section 13.20 item added – diesel tanks must be made secure as per Construction Alert 58.

Section 13.21 items updated – waste removal items have been updated. Requirement for Contractor to provide BDW with waste data.

Revision X 01.02.2022

General section – a) with reference to the procurement of materials, installation of materials and on-site working methods to ensure the correct standards and compliance is achieved on site. This trade specification is to be read alongside working drawings, BDW Standard Details, manufacturer's literature and the Barratt Construction Best Practice Guide.

Defective Workmanship e) with reference to works undertaken by a preceding trade.

Sub-Contractor – l) where fire proofing or fire stopping measures are likely to follow this trade, it is essential the preparation work is sufficiently prepared.

Section 9 Screen Wall Foundations and Retaining Walls updated.

11.14 added - The whole floor area must be grouted with a sand & cement mix to the manufacturer's recommendations as soon as possible after the fixing of the beams and blocks has been completed. This should be done by brushing the grout over the floor with a stiff broom after the surface has been well 'wetted' so that the grout penetrates into the joints and provides a monolithic construction.

13.8 additional paragraph added - "No digging is permitted within 500mm or greater if specified by the service provider of High Voltage power supplies or High/Medium Pressure gas pipes", only non-impact excavating is permitted.

Supply of Beams - Forterra name change to Bison

Section 6.1 – requirement added that the Contractor is to ensure that any stone used for pedestrian walkways, scaffold platforms and hard standings laid during the construction process are to be removed and reused.

Section 11.12 – note has been added to ensure that all deleterious materials and sharp objects are removed prior to installation of membranes to avoid any risk of any damage to the membrane.

Section 13 – Safety, Health and Environmental general update in accordance with Group Health & Safety and Group Sustainability. These notes include updates to plant deliveries, vehicle marshals, minor other rewording.

Section 13.18 Excavating/Digging – requirement added the hierarchy for ensuring safe digging for plot connections is as follows: Sand/gravel bags placed upon laid services to negate the need for digging in close proximity. Vacuum/suction extraction plant where practicable but be utilised around any high pressure or high power services.

4. Domestic Drainage

4.17 updated - Shared Drives with large vehicular access shall have a Class B125 Cover and Frame (minimum) to any Inspection Chambers located within the drive area.

General Item g) Health & Safety. The Contractor's attention is drawn to the Safety, Health and Environmental section of this Plot Groundworks Trade Specification and the requirements noted.

Updated section 3.1 to reference installation of ARC Fire Stopping products.

Minor changes to this specification include fall protection to all foundation slabs with a risk greater than a 600mm fall.

Removal of patio areas within the trade specification.

Addition of Manthorpe telescopic vent to Section 11.15 for all block & beam, NuSpan and Jetfloor system foundations.

New Section 11.21 has been added to provide the requirements for scaffold bases.

Section 5, Drives, has been updated to note revisions to the construction specification. Subsection 5.2 now notes that drives are to be
constructed in two stages, up to and including binder course and a second visit to complete the surface course. Subsections 5.4 and 5.5 have been updated to reflect the revised construction specification for private and shared drives introducing 20mm Stone Mastic Asphalt in the surface course for private drives and 30mm for shared drives. Subsection 5.6 has been added to specify the minimum requirements to ensure drives drain away from buildings or be set a minimum distance from the building in accordance with NHBC guidelines. Subsection 5.7 has also been added to specify the detail for the demarkation of bays within multiple parking bays.

Section 8, Paths/Patios, has been amended to specify 32mm paving slabs as currently supplied in accordance with the Group commodity agreement with Marshalls.

Section 11, Substructure, has been amended to specify the quality of the topsoil to be imported where the Contractor is to provide allowances within the tender. Details have also been added to subsection 11.8 for cast-insitu suspended slab construction, compliant with 2013 Building Regulations. Subsection 11.9 details have been added for Timber Frame Construction, the requirements for trench block sizing for cast-insitu floor slabs and beam and block floor slabs has been noted. Additional notes have been added to instruct the Groundwork Contractor to use timber/metal sections as shuttering for the concrete and not splash brickwork with sacrificial insulation. Subsection 11.13 has also been updated to reflect the insulation requirements for Beam and Block Floor Construction, compliant with 2013 Building Regulations.
